What we do want is to restore the real estate transaction to the profession where it rightfully belongs, which is the practice of law. Preapproved homebuyers are given suggestions:  Consult with a lawyer ahead of time to discuss the basic scope of representation, receive some real estate advice, and have that attorney maintain a redacted copy of their preappoval letter from the lending institution. This redacted letter is very important for the buyer to establish credibility with a potential seller who will look over their registration at NAPHB.COM and want to investigate the credible nature of that buyer’s intent. What might be a good idea for the lawyers involved with an NAPHB.COM client is to read the buyer info and the seller info sections to get a feel for the instructions they are given. This is a completely new and very different concept for real estate that is not real estate at all. It is all about being preapproved. Buyers and sellers interact with one another directly, then go to attorneys for contracts and settlements. One of the main reasons to have an independent third party holding a copy of the redacted preapproval letter is to keep everyone’s identity guarded and it aids in creating credibility. Another reason is so that the sellers can go to that attorney’s office and see the letter which should have the buyers’ hand written NAPHB.COM user identification on it. The potential sellers can then match that I.D. up with the preapproval registration on the website. This will keep everyone safe, allow for a credible verification, and encourage people to make contact with each other via the NAPHB.COM internal messaging system. As attorneys you will be asked by the buyers at the initial visit to keep their redacted letter with their NAPHB.COM user identification on file in your office. What might be a good idea is to have whomever is in control of the secretarial work to keep a binder or file with everyone’s letters in them, so you do not have to spend legal time when a potential seller comes by seeking to look at the letter. You may even want to charge a nominal fee for keeping the letter on file in your office or factor that part of your responsibility in with the initial consult. However you want to work with this information is your business, but the redacted letter is important for both parties, buyers and sellers, because NAPHB.COM wants to provide the safest, most financially efficient, conflict of interest free environment ever invented for real estate transactions.
