Suggested steps or a few ideas to consider for a successful purchase.

As part of the membership to the NAPHB.COM you have the opportunity to display your ability to purchase a home without revealing your identity, risking your security or getting spammed. Membership is $5.00 for a year and is not refundable or transferable. It is the only fee we accept, and with that membership you automatically get a copy of The Anatomy of a Real Estate Transaction. Save it to your desktop or print it. This document covers a great many topics and more specifically what is known as Fragmented Disclosure, something the real estate industry would prefer to keep hidden. Many people have benefited from the information, which is exceedingly consumer oriented, and it alone is well worth the $5.00 fee. Additionally, there are web-links to all of the referenced material contained in The Anatomy of a Real Estate Transaction and it is recommended that you spend time looking over those articles and scholarly studies.

If you care to work with an agent or a broker, then it is entirely up to you. However, NAPHB.COM is not an opportunity for agents to network and contact you. If they do, they have been pre-warned not to engage in this activity and have also been pre-warned they you have the right to bill them, reference the warning from the NAPHB.COM website in your bill, and haul them off to court to make them pay. Again if you ultimately want to work with an agent, then you are free to do so. We just do not want them using the site to initiate contact with you.

Membership in the NAPHB.COM is intended to be a supplement to bringing buyers and sellers together with direct contact between one another. For $5.00 a year it is a very modest charge and we do not aid or facilitate in a real estate transaction as an intermediary in any way.

Read the entire Anatomy of a Real Estate Transaction and get as much of the research and as many of the other things together that are necessary before you meet with a seller. Being preapproved does not just mean you have discussed your finances with a bank. Buying a home is one percent luck and ninety-nine percent research and preparation. It is by no means impossible. Your chances of finding a property and having a good experience will be greatly enhanced by being prepared. That is all it really takes. (Success is the intersection of preparation and opportunity.
